DEMOGRAPHIC RESEARCH (provided in a Confidential Property Analysis & Proposal)

    *    Demographic Analysis - Provides information on current residences in the immediate surrounding are including age, gender, income, and marital status. Having this report allows us to determine which demographic to target and how to effectively market the property to them.
    *    Psychographic Analysis - Each generation buys and sells differently from the next. An analysis of unit mix, amenities, and price structure of each development provides Venture with the tools to accurately determine the psychographic profile of a potential buyer.



DEVELOPMENT CONSULTATION

    *    Competitive Market Analysis (CMA) - Each developer is provided with a detailed report of properties that would directly compete with a development in the eyes of potential buyers. This analysis would include a comparison of square footage, finishes, amenities, unit mix, price and target demographic.
   *   Vendor Consulting - The Condo/Townhouse team will also assist in the hiring of web design consultants and graphic designers to ensure the proper execution of all marketing materials.

Each campaign will contain various information including property highlights, Open House dates and times, promotional lifestyle events, and more.
    *    Print Campaign - Print campaigns are also sent for each home listed. Our custom Advisor Marketing Center provides the technology for each Advisor to send specialized print marketing to very specific demographics including age range, zip codes, owner occupants, tenants, and income brackets
    *    Submission to local Multiple Listing Service (Southwest Multiple Listing Service) ? Over 90% of homes that sell are listed on the local multiple listing service (MLS). Realtors® find homes on the MLS, and many websites get their feeds directly from the MLS.
